SEASONS:  We have three seasons, high season is May 15 to Sept 30, this is summer reunion time and we book solid. If you want to assure dates book early.  Winter is for skiiers and snowmobiliers, starts in November or December and goes into mid March.  These are both considered high season as far as rates go.  We book a few months solid and every weekend in there.  Then we have low seasons, we have good weekend deals during thesee times in spring and fall for a month or so, and then for a week we close to do our updates and maintenance. The fall leaves are amazing , the bloom of spring makes these low season times my personal favorites.

WEATHER:  The cabin is in the mountains, it is at the altitude of most of America's ski resorts (7600 feet)  So bring a sweater for summer nights while you hang out on the deck or watch the stars from the hot tub, but we don't recommend the sweater in the hot tub.  It can snow late Aug to mid June!  You can check the weather in Heber, which is about 20 minutes away and 1500 feet lower in elevation.   So drop the temp by 10 to 15 as seen at  http://www.weatherforyou.com/weather/Utah/Heber%20City.html  We have 2 hot weeks sometime between July 15 and Aug 15... fall nights start by late August. Sept and Oct are BEAUTIFUL with leaves and sunny days.  Nov is winter moving in, snow is hit and miss until Dec 5, always a white Christmas.  Jan is snowy and usually has a really cold week or so, lots of snow and by Feb it gets DEEP! Mar is pure snow. best snowmobiling month on the calendar. April is gorgeous sunny with big dump snowstorms and melting by the third week. May is wonderful warm and snow is gone by week2. June is GREEN, Garden of Eden green.  July is warming and it starts all over again!

ACCESS: We are accessable year round, you do need fourwheel drive or equivalent in the snowy times, usually Oct-Novish to Aprilish. We are on a plow route and contract the driveway care.

RATES: Our nightly rates range from $230 to $350 during most of the year, the average is around 300. We don't have exact rates publised since they are a bit confusing, you need to call for a quote.  Rates vary depending on the length of stay, time of year and are based on 20 people.  

CLEANING: Out cleaning is a one time amount based on the group size, so when you arrive it is "hotel ready" including hot tub servicing, towells, bedding, etc.. Groups of 1 to 15 are $130, groups 16-20 are $160, and so forth...

INTERNET: We have internet available for $25 for your full stay; wired or wireless!

TAX: UT Sales Tax & Hotel Tax combine; result is just under11% average.

Check IN / Check OUT: Check-in is 4 and out is 11am. You may be able to get an early "in" or late "out" for $99 for one and 150 for both, that adds an additional day or two without nightly rates!  Early check-in is 6am and late-out is 11pm most of the time.

ATVs, Snowmobiles: You will need ATV passes for anything w/o a state issued license.  Motorcycles, snowmobiles, UTVs... they all need passes, click the proper page in the drop down menu above; We may have rentals available at the cabin soon; so inquire! Check out the Timberlakes page and read about trails and access, only dirt roads are avail riding from the door of the cabin.

HOLIDAYS: Holidays are three or four night minimum and rates start at $350 and go up from there; These mostly consist of legal holidays, local ones and such; Thanksgiving is 4 nights, Christmas and New Years are 5 night minimum.  We book up to 14 months in advance for the high times so if you have plans tie down your dates!

MINIMUMS: Fri or Sat require 2 night stay, holidays are mentioned above and have required durations.
